Queens Boulevard Multi Family Development

Statiker’s principal was the structural, façade engineer and the construction manager for this 7-story 75,000 sq foot steel building in Flushing Queens.


For the pre-construction phase, Professor Lou performed engineer-of-record services for the structural design. The foundation system was spread footings The structural system was steel with steel deck. Moment connections were kept to a minimum to lower costs and speed up construction. Steel was chosen to reduce weight and avoid the need for piles due to poor soil capacity. Since there was available headroom, the steel was optimized to reduce the structural loads.

As the engineer of record  JJ Lou specified and bid the required EPDM roofing. He also oversaw the installation and final checklist items of the roofing.  Although boring predicted the water table started at 12’ during construction the excavation at 6’. This entailed the need for emergency pumping along with temporary waterproofing to allow the cast-in-place wall foundations
